A home inspection is a visual inspection of the following:
Exterior: Grading, walls, siding, patios, decks, sidewalks/driveways, windows, doors, gutters, and downspouts.
Structure: Foundation, crawlspace, footings/columns, floors, walls, and chimneys.
Roofing: Material coverings, flashing, skylights and venting system.
Electrical: Service entrance, grounds, panels, circuitry, outlets, smoke detectors.
Heating & Air Conditioning: Systems integrity, venting, ductwork, performance evaluation when feasible.
Plumbing: Supply lines to the house and through the house, venting and drains, water pressure evaluation.
Insulation & vapor retarders: Attic, walls, floors where permissible.
Interior: Walls, ceilings, floors, stairs, windows.
Radon inspection available for an additional fee at the customers request.
To provide every potential homeowner with an accurate picture of the condition of their perspective home by means of a thorough visual inspection.
Most inspections require between three & four hours. I love having home owners and their realtors join me at the inspection site either during the inspection or at the end of the inspection so we can talk through through any potential problems or answer any questions.
A complete written, downloadable report will be available online to the homeowner on the day following the inspection and I am always available for questions.
